Case Study: Chester Period Property and Importance of RICS Surveys

Introduction: In the heart of Chester, located within its historic streets, lies a remarkable 5-bedroom detached period property dating back to the 1800s. Recently, a member of our Surveyors team conducted a thorough survey of this unique estate.

The Challenge: Prospective buyers were considering using only their lender’s basic property valuation. However, period homes can often conceal hidden issues that could lead to costly repairs down the line.

The Solution: Our client wisely commissioned a full RICS survey, conducted by our experienced surveyor. This in-depth survey offers more than a lender’s simple valuation.

Benefits of an RICS Survey:

Peace of Mind: Detailed structural assessments protect you from nasty surprises.

Informed Decision Making: Detailed reports on potential repairs help you understand the true ‘cost’ of the property.

Negotiation Power: Survey results can help you negotiate a fairer price if problems are found.

Why choose an RICS Surveyor?

RICS accredited surveyors are highly qualified professionals bound by strict standards. They provide thorough examinations that standard valuations miss. This expertise is essential when considering period properties, as they often have unique needs and potential hidden issues.

Frequently Asked Questions

It depends on the complexity of your property.

Most RICS surveys are completed in 2-24 hours, with larger or more complex properties potentially requiring longer.

Talk to your chosen surveyor directly to confirm the expected timeframe for both the inspection and the report delivery.

Buying a home:
Get a survey after your offer is accepted: This demonstrates your seriousness and streamlines the process.

Selling your home:
Consider a pre-sale survey: Identify potential issues that could delay or even stall your sale.

Concerned about repairs?
Invest in a Level 2 survey: Gain valuable insights and plan for necessary repairs before they escalate.

The responsibility of paying for the survey depends on the location:

England, Wales, & Northern Ireland: Buyer pays. However, sellers can also choose to get one.
Scotland: Seller is required to provide a Home Report for potential buyers to view.

The time between your survey and buying the house varies based on the findings.
If there are no major issues: the process can continue smoothly as planned.

If significant problems are discovered: you might consider:
- Negotiating a lower price with the seller
- Requesting repairs from the seller before completing the purchase
- Withdrawing from the sale altogether

These steps may involve additional inspections from other specialists, which can extend the timeline.

In England, Wales and Northern Ireland, surveys are optional, but highly recommended. They can give buyers confidence and prevent unforeseen problems later.

In Scotland, getting a survey is a must before you can even list your property.

Major Housing Developments in Chester

New Housing Opportunity on Wrexham Road: Taylor Wimpey North West has submitted revised plans for a development of 150 homes on Wrexham Road, Chester. This comes after an earlier proposal for 212 homes on the same site was rejected by planners in April 2023 due to concerns about overdevelopment.

The new scheme focuses on a smaller portion of the land at Wrexham Road and proposes a mix of mainly two-story homes with a few two-and-a-half story properties. These homes will range from one to five bedrooms to suit a variety of buyer needs.

This development forms part of a larger project by Taylor Wimpey and Redrow to create a new neighbourhood on the outskirts of Chester. The plans will be considered by Cheshire West and Chester Council’s Planning Committee in the near future.

212 More Homes Proposed for Chester’s Garden Village: Plans for a significant expansion of a major Chester development appear likely to be approved by the local council’s planning committee. This application from Taylor Wimpey proposes adding a new phase of 212 homes to the existing “Garden Village” site on Wrexham Road. The Garden Village scheme is a large-scale development with permission for a total of 1,269 homes. Nearly 400 homes are already occupied on the site, with Taylor Wimpey aiming to add to that number with this latest proposal.

The current application represents a substantial increase in housing density compared to what was originally approved in 2019. Back then, plans called for 127 dwellings in this phase. Taylor Wimpey’s revised scheme would add 85 more homes, bringing the total to 212. This change in density has caused some concern among residents. A residents’ association has formally objected to the application, citing concerns that cramming more houses onto the site would result in an overcrowded and unattractive development that wouldn’t fit in well with the surrounding area, particularly the Westminster Park estate.

Council to Consider New Taylor Wimpey Development: Taylor Wimpey has submitted revised plans to build 150 homes on a site in Chester. This proposal would expand their existing Kings Moat Garden Village development. The council previously rejected the developer’s plans for 212 homes on the same site, citing concerns about overdevelopment. The new proposal includes a mix of house and apartment sizes, with 19 units designated as affordable housing.

The proposed site is part of a larger development along Wrexham Road where over 1,200 homes are planned by Taylor Wimpey and Redrow.

Living in the Region

What’s it like living in Chester?

Chester, with its iconic Roman walls and medieval Rows, is a dream for history lovers. But this lively city offers far more to those seeking a comfortable, modern home. Its diverse neighbourhoods, excellent schools and mix of urban and rural living make it a fantastic place to settle down.

Exploring Chester’s Architectural Appeal

  • Roman & Medieval Foundations: The city’s Roman roots are still evident in its street layout and remains of the amphitheatre. Its unique two-tiered shopping Rows are a testament to medieval ingenuity.
  • Tudor Beauty: Look for the characteristic black-and-white timber-framed Tudor buildings, many of which line the city centre streets.
  • Georgian Elegance: Grand Georgian townhouses can be found in areas like Curzon Park and Queens Park.
  • Victorian and Beyond: Suburbs like Hoole and Upton offer a mix of solid Victorian terraces, Edwardian homes and more modern developments, catering to diverse tastes.

Chester offers a range of neighbourhoods, each with distinct benefits:

  • City Lovers: For proximity to the theatre, restaurants and historic sites, consider apartments within the city walls, or the sought-after areas of Curzon Park and Queens Park.
  • Family-Focused: Hoole, Upton and Handbridge boast excellent schools, parks and good transport links to the city centre.
  • Countryside Calling: Villages like Tarvin and Christleton provide local shops and pubs, with a slower pace of life yet easy access to Chester.

When considering a home in Chester, pay particular attention to:

  • Historic Properties: Older homes may require specialist surveys to identify any potential issues related to their age and unique construction.
  • Conservation Areas: Some areas of Chester are within conservation zones, meaning renovation work may require additional approvals.
  • Flood Risk: Properties near the River Dee should have their flood risk thoroughly assessed.

Whether you’re drawn to the city’s rich history or its modern amenities, Chester has a place for you.

Chester Buy-to-Let: Demand Rises, Opportunity Knocks in 2024

The UK rental market is in flux. Limited supply and rising mortgage costs have led to significant rent increases across the country (29% since 2020). This presents both challenges and a lucrative opportunity for Chester buy-to-let investors.

Why Chester is Poised for Profit:

  • High Demand, Low Supply: The number of available rental properties has plummeted, while tenant demand remains strong. This means Chester landlords can command higher rents and fill vacancies quickly.
  • Mortgage Pressures = Less Competition: Rising interest rates are forcing some landlords to sell. This reduces your competition, potentially making it easier to acquire desirable properties and expand your portfolio.
  • Premium Rents on the Rise: The trend is particularly noticeable in the premium rental sector (over £2,000 pcm), making Chester’s higher-end properties a potentially smart investment.

Where is the best place to live in Chester?

  • Curzon Park & Queens Park: Most exclusive and expensive, especially properties along the river.
  • Hoole: Lively suburb close to the city centre with shops, cafes and good schools. Ideal for young couples and families. Prices slightly higher due to popularity.
  • Upton: Desirable family-oriented suburb 2 miles from Chester. Excellent schools, sports facilities, amenities, zoo access and frequent buses to the city centre.
  • Handbridge: Pretty suburb across the River Dee. Great shopping, pubs, schools and walkable to the city centre.
  • Tarvin & Christleton: Attractive villages just outside Chester for those wanting a rural feel. Good shops, pubs and schools. Christleton specifically has a popular high school.
